The Brand

About the Brand

KETURAH is the wellness-led real-estate brand of MAG of Life, with a portfolio of Bio-Living developments across Dubai, the UAE, and Switzerland — Keturah Reserve, Keturah Creek, Keturah Ardh, Stabio Garden Living, and Keturah Stones. Every chapter is calibrated against the WELL Building Standard.

What does the name "Keturah" mean?

Keturah is an Arabic word for the fragrance traditionally diffused throughout the home to welcome guests — a poetic gesture of preparing a place with care. The brand carries that gesture as its inheritance: every KETURAH environment is composed as an act of welcome, set with intention before anyone arrives.

What is the KETURAH brand tagline?

The Art of Human Happiness — Transformational Living By Design. Every KETURAH chapter is designed to make residents the happiest, best-fulfilled people in the cities we serve.

Who founded KETURAH?

KETURAH is the wellness real-estate brand of MAG of Life, a division of MAG Group — a diversified UAE conglomerate with a multi-decade legacy across real estate, construction, and finance. MAG is registered with the Dubai Land Department as a master developer.

What makes KETURAH different from other luxury developers?

KETURAH is built on a measurable thesis — long-term human wellbeing, calibrated against the WELL Building Standard and shaped by the Power 9 principles of the Blue Zones. Architecture, hospitality, and wellness are treated as a single discipline rather than three departments — every chapter is judged not by visual luxury alone, but by how it changes daily life over decades.

How long has KETURAH been operating?

KETURAH is the wellness real-estate brand of MAG Group, a UAE conglomerate with a multi-decade legacy in property development. The brand has reported AED 6.1 billion in 2024 sales across the active portfolio, an AED 22 billion MoU with CITIC Limited in 2025, and the AED 1 billion first-phase sell-out of Keturah Ardh in six months.

The Philosophy

Bio-Living & Wellness

What is Bio-Living?

Bio-Living is the design philosophy at the heart of every KETURAH project. Architecture, interiors, and landscape are composed so that all five human senses are engaged by nature — improving physical and mental wellbeing and adding measurable value to residents' lives. Bio-Living respects all life forms: flora, fauna, and human.

What is Biophilic Design?

Biophilic Design is the framework that inspires Bio-Living — the practice of composing architecture and interiors to connect occupants with the surrounding nature. Research links biophilic environments to lower stress, better sleep, improved cognitive function, and faster recovery from illness.

What are the three pillars of every KETURAH project?

Architecture (composed for the resident, not the renderer — Inside-Out design linking interior to landscape), Hospitality (the Arabic tradition of preparing a place with care, informed by Ritz-Carlton service standards), and Wellness (calibrated against the WELL Building Standard).

How is wellness measured in a KETURAH home?

Wellness is measured against the WELL Building Standard — an international benchmark covering air, water, nourishment, light, movement, thermal comfort, sound, materials, mind, and community. Operational wellness is rated annually by Fitwel. Outcomes are tracked over time rather than declared at handover.

What air, water, and light standards apply?

Air is filtered to surpass WHO PM2.5 limits, with continuous monitoring. Water is treated to potable-from-tap standards across the building. Light follows circadian-rhythm design — warmer in the evening, cooler in the morning — to support sleep quality and alertness.

What wellness amenities are offered?

Amenities vary by chapter, but typically include longevity-focused spa and treatment suites, recovery rooms (cold plunge, sauna, infrared), curated movement studios (yoga, Pilates, functional training), wellness consultation rooms, organic kitchens, walking gardens, and community gathering spaces shaped by the Power 9 principles.

How does design support mental wellbeing?

Through quiet acoustic zones, daylight design, views to greenery from every primary room, residue-free materials, and spatial flow that reduces visual clutter. The Power 9 principle of Downshift — slowing the pace of the day — informs the rhythm of every interior.

Are KETURAH homes designed for families with children?

Yes — the Power 9 principle of Loved Ones First places multi-generational family life at the centre of every design. Layouts accommodate quiet zones for rest, communal spaces for gathering, and outdoor environments that encourage natural movement for children of all ages.

Longevity

Blue Zones & Power 9

What are the Blue Zones?

The Blue Zones are five regions in the world where people reach age 100 at roughly ten times the global rate. The research, led by National Geographic Fellow Dan Buettner, identified shared lifestyle patterns across these regions — the Power 9 principles — that contribute to extraordinary longevity.

Where are the five Blue Zones?

Okinawa (Japan), Sardinia (Italy), Nicoya (Costa Rica), Ikaria (Greece), and Loma Linda (California, USA — among Seventh-day Adventists). Each region has its own cultural and dietary distinctions, but all share the nine lifestyle patterns at the heart of Blue Zone longevity.

What are the Power 9 principles?

Move Naturally · Purpose · Downshift · 80% Rule (stop eating at 80% full) · Plant Slant · Wine @ 5 (moderate, in community) · Belong (a faith or value community) · Loved Ones First · Right Tribe (a circle that supports healthy habits). KETURAH applies these as design principles, not just lifestyle advice.

How does KETURAH apply the Power 9 in design?

Move Naturally → walkable communities, no reliance on lifts for short trips. Downshift → quiet acoustic zones and circadian lighting. Plant Slant → in-development gardens and organic kitchens. Belong + Right Tribe → community spaces designed for daily gathering rather than occasional events. Loved Ones First → multi-generational layouts.

Can a Blue Zone be created in a city like Dubai?

Existing Blue Zones evolved over generations, but modern research suggests their longevity advantages can be engineered into the built environment — through walkable layouts, daily-gathering community spaces, plant-rich food systems, circadian lighting, and quiet acoustic zones. KETURAH treats this as the central design challenge of every chapter.

Is there scientific evidence behind the Blue Zone approach?

Yes. The original research has been published in peer-reviewed demographic and longevity journals since the early 2000s. Subsequent studies have validated specific Power 9 elements — particularly the role of community ties, plant-rich diets, and daily natural movement — in reducing all-cause mortality.

Certifications & Standards

What certifications do KETURAH properties hold or pursue?

WELL Platinum (the highest tier of the WELL Building Standard), Fitwel 3-Star (operational wellness), and WELL Health-Safety (pursued for Keturah Resort). Bio-Living is KETURAH's own framework, applied across every chapter.

What is the WELL Building Standard?

The WELL Building Standard is the leading international benchmark for buildings that measurably improve human health and wellbeing. It scores buildings across ten concepts — air, water, nourishment, light, movement, thermal comfort, sound, materials, mind, and community — administered by the International WELL Building Institute.

What is the Fitwel rating?

Fitwel is an operational wellness rating system developed by the U.S. Centers for Disease Control. It evaluates how a building actually performs day-to-day — not just at certification — across 55+ strategies covering location, building access, indoor environment, workspaces, dwellings, common spaces, food services, and emergency preparedness.

What is WELL Health-Safety certification?

WELL Health-Safety is a focused certification covering cleaning protocols, emergency preparedness, health services, air & water quality, and stakeholder engagement. Originally developed in response to the pandemic, it has become a standard requirement for premier hospitality and wellness-led properties.

The Thesis

Pricing & Investment

What is the price range of KETURAH residences?

Pricing varies by chapter and product type. The Italian Marble Collection at Keturah Stones starts at AED 485 per m². For residence pricing — Reserve, Creek, Ardh, Stabio — and current availability, contact a private advisor at info@keturah.global.

Why is wellness real estate considered a strong investment category?

Wellness real estate is one of the fastest-growing categories in global property — the UAE wellness real estate market alone was valued at USD 14.6 billion. Buyers increasingly pay measurable premiums for buildings that document health outcomes, and operational wellness ratings (e.g., Fitwel) protect long-term asset value the way energy ratings now protect commercial property values.

What returns can investors expect?

Returns depend on chapter, product type, and rental versus capital strategy. KETURAH does not publish guaranteed yield figures; private advisors share comparable rental and resale data on a confidential basis. The brand's recent track record — AED 6.1 billion in 2024 sales and the AED 1 billion Ardh sell-out in six months — speaks to demand depth.

Are payment plans available?

Yes. KETURAH offers structured payment plans for off-plan residences, with terms varying by chapter and unit type. Detailed plans, including milestone-linked and post-handover options, are shared by private advisors during consultation.

What are the service charges for KETURAH residences?

Service charges align with the wellness operational standard each chapter targets (Fitwel-rated buildings carry ongoing audit costs) and are set annually by the building's owners' association in accordance with RERA. Indicative figures are shared confidentially during consultation.

The Process

Buying & Ownership

Can international buyers purchase KETURAH residences?

Yes. KETURAH residences in Dubai are sold on freehold tenure, available to UAE nationals and international buyers alike. International transactions are supported by the atelier with multilingual advisors and registered with the Dubai Land Department.

Are KETURAH residences sold on freehold tenure?

Yes — all KETURAH residences in Dubai are freehold. The title deed is issued by the Dubai Land Department in the purchaser's name, with full ownership rights including the freedom to lease, resell, or pass to heirs.

Are KETURAH residences eligible for the UAE Golden Visa?

Yes. Qualifying KETURAH residence purchases in the UAE meet the value thresholds for the UAE Golden Visa programme (currently AED 2 million minimum property investment, subject to UAE government updates). Speak to a private advisor for the current eligibility criteria.

What is the DLD registration process?

After signing the Sale & Purchase Agreement and paying the initial booking amount, the unit is registered with the Dubai Land Department under the Oqood system (for off-plan) or as a full title deed (for ready units). DLD fees are typically 4% of the property value, paid by the buyer, plus administrative charges.

What documents are required to purchase a KETURAH residence?

Typically: a copy of the buyer's passport, proof of address, and the signed Reservation Form. For international buyers, additional documents may be requested for compliance with UAE Anti-Money Laundering regulations. The atelier handles all submissions on the buyer's behalf.

Is there property tax in the UAE?

There is no annual property tax in the UAE, and no personal income tax. The principal transaction cost is the 4% Dubai Land Department registration fee, paid once at purchase. Annual costs are limited to service charges set by the building's owners' association.

Can KETURAH residences be purchased off-plan?

Yes. Most KETURAH chapters offer both off-plan and ready stock. Off-plan purchases register under the DLD's Oqood system with milestone-linked payment plans; title deed is issued upon project completion. Current off-plan availability is shared by private advisors.

The Land

Sustainability

What are KETURAH's sustainability standards?

Bio-Living respects flora, fauna, and human life. Every chapter targets low-embodied-carbon materials, water-efficient landscape design, and long-life building specifications (chosen for durability over decades rather than initial cost). Specific certifications include WELL Platinum and Fitwel 3-Star.

How are materials sourced?

Materials are sourced from suppliers with traceable provenance — for example, the Keturah Stones Italian marble collection is quarried from named Tuscan quarries (Coltelli, Minucciano) and from Monte Santa Croce, La Spezia. Each material is selected for low VOC emissions, durability, and tactile quality.

What water and energy conservation measures are used?

Native and drought-adapted landscape design, rainwater capture and reuse where climate permits, high-efficiency fixtures (low-flow taps, dual-flush WCs), and building envelopes specified to reduce cooling load. Where chapter-specific renewable energy is feasible, it is integrated into the central plant.
